Generally, your inspector will begin by carefully taking a look at all exterior features of the home. The foundation, decks & porches, driveways, and drainage systems are all inspected.
Next is the interior. He will usually work through the building in a logical sequence, one room at a time and one floor at a time. All walls, ceilings, floors, doors, and HVAC vent conditions are noted throughout the home. The stove and bath fixtures are tested along with all accessible electrical outlets. Your inspector will also check the ceiling fans and report whether smoke detectors are present.
Once the detailed interior and exterior assessments are completed, he'll perform a thorough evaluation of the plumbing, electrical, heating/cooling, and attic ventilation systems of the house.
The attic, roof and crawlspace are next. Finally, he will perform any other testing services you may have ordered. If the results from these tests take longer than 24 hours, we will provide them as soon as they become available.
The entire on-site inspection should take no longer than four hours, most are less than three.
However, situations vary with each home. If the home is large or is known to be in disrepair, it’s best to allow extra time.
The State of Washington requires us to be certified as Structural Pest/Wood Destroying Insect Inspectors. This inspection is required as part of each home inspection we perform. As we inspect the house and out-buildings, we will perform the necessary inspections to cover this important requirement.
With each inspection we perform, we use an inspection control number issed by the WSDA. We'll note that in your report for your reference.
This is a great opportunity to learn about your property and its features. Your inspector will answer any questions you have during the inspection. You'll be surprised at what you learn and being present for the inspection will help you visualize all the items in the report. If you have specific concerns about the property, be sure to mention them to your inspector ahead of time.
